Harrell Contracting Group offers Design/Build Delivery in cases where the client seeks to contract with a single entity to minimize project risk and reduce the delivery schedule by overlapping the design phase and construction phase of a project. This method allows our clients a single point of contact for all facets of design and construction. Harrell Contracting Group will assume the responsibility of engaging and contracting with the architect and other design professionals and assume full responsibility of the design and construction disciplines.
In actuality, there are only minor differences between Design/Build and our most common delivery method; negotiated with pre-construction services. In both cases, the contractor is engaged early in the design phase of the project in order to allow for cost control and owner consultation through the design phase. The distinct difference between the two involves the contractual association among the owner, contractor and architect.
SELF-PERFORMED SERVICES
Harrell Contracting Group, LLC prides itself in maintaining the skills and craft workforce of a true builder. In those cases where we are able to perform the work at a lower cost, or in a manner which improves the schedule for completion of the work, we offer our clients the option of providing self-performservices for a portion ofthe work. In no case, would our price for this work exceed a price available from a qualified subcontractor. Our self-perform expertise includes:

PRECONSTRUCTION SERVICES
At Harrell Contracting Group, we realize that controlling construction costsduring the design phase is the primary reason clientsinvest in preconstruction services. We have assisted numerous clients, making sure their project is in budget during the design phase in order to eliminate the possibility of wasting time and money finalizing construction documents only to learn that the project is well out of budget. We partner with the owner and design team early on and establish a guaranteed maximum price during the design development phase. Our methodical approach provides for regular client presentations and additional work behind-the-scenes with the design team to maximize project value with the available funds. Our services include value engineering analysis: an approach to provide the owner with comparative cost data for building components such asstructural frames,exterior skins, mechanicaland electrical systems and alternative materials and finishes. HCG also controls cost during design by monitoring the accuracy and detail of plans and specifications. At each plan progression point, HCG provides our clients with suggested changes and clarification requests. This process helps ensure that final contract documents are complete and properly detailed.
CONSTRUCTION MANAGEMENT
With familiarity and expertise of every aspect inthe construction process, Harrell Contracting Group (Construction Management) can orchestrate all the elements that must successfully converge at the inception of a project. We can The firm can aid the owner in the selection of a site (if necessary); the selection of an A/E firm; finalizing the program; assembling the parameters for each professional discipline; identifying bid packages and construction phasing: and saving money for the owner by establishing, from the outset, a realistic total capital expenditures budget.
Our construction management experience includes both CMc where HCG serves as Construction Manager-Contractor At-Risk and CMa where HCG serves as Construction Manager-Advisor.

VALUE ENGINEERING
HCG utilizes value engineering analysis on virtually every project we estimate and deliver. We provid preconstruction services for most all our client’s projects. Each project involvesextensive value engineering analysis prior to construction.
An analysis of materials, processes, and products in which functions are related to cost and from which a selection may be made so as to achieve the desired function at the lowest overall cost consistent with performance.
At Harrell Contracting Group, LLC, we realize that controlling construction cost during the design phase is the primary reason our clients invest in our preconstruction services. Consequently, we continually evaluate concepts, systems, components and material selections throughout the design process. During the schematic design phase, HCG will offer consultation services to the team and provide comparative cost data for building systems such as: structural frames; exterior skins, mechanical; etc. As schematics progress to design development drawings, HCG will engage reputable subcontractors to analyze the cost impact of alternate mechanical/electrical systems and provide life-cycle cost models. As construction drawings are developed, the budget impact of alternate material components and finishes are evaluated at each drawing phase. Each value engineering alternative is also evaluated for impact to the construction duration schedule.
